This would only work if you talked with the sellers and purchased it off the market after the listing expires, but I would not recommend that whatsoever.

In terms of terminating the lease (assuming they are month to month or its about to expire), its as simple as sending them a notice of non-renewal with a move out deadline.

@Jared Smith you should have an expiration date on every offer, so it expires prior to making a new offer.

Moving forward, I would gather additional information from the listing agent and determine if one of the tenant's lease is soon to expire.

I would notify her that I will not renew her lease when it expires and would prefer she leave early. 

When did the lease expire?

Also if the lien doesn’t get redeemed, the time period after redemption period expires till when the deed sells they make a much better set interest rate for those couple months.
