The only idea I'd have would be to contact the current owner, who may or may not be very excited to discuss the auction where he's going to officially lose his building, but the current owner is actually someone we know, not real well but more like a friend of a friend and I just don't feel comfortable approaching him about this building he's about to lose.

I have been renting an office at a co-working space for the past year and the owner wants to sell his entire building to me, so I'm quite excited about this opportunity!

It is hard to believe a guy with experience, and any success, doing this would be excited by this deal and would want to put up that much cash for that lousy of a return.

Often people are excited to tell you what they know (unless they want to Bogard their contractor ;)
