I imagine you are looming at Zillow or Utahrealestate.com and running properties you believe might actually break even on a monthly basis?

I would consider stretching that out to every day for a week, maybe blast some really loud metal, heat fish in the microwave, constantly talk to her about your eviction process, or whatever you can to annoy her and scare her off.

They receive potential deals on a regular basis and use their days in evaluating those deals, as well as the performance of past deals they have invested in.For active investors/syndicators, the day to day life is much different.

The crew was nice and the staff was nice but nothing like our everyday grind.

Now if used that money twice in the same year same time frame and $15K return that would be a 30% return for your investor on an annual basis.  

I have changed my methods of purchasing and owning real estate on a continual basis.

The real way to do it is search yourself (if you have lots of time) or have a service send you every lis pendens that gets filed every day (whereever you are looking to invest). 

Everyday is a great day to buy real estate.

So, if the tenant suddenly decides they want to start paying rent, then you have no basis for eviction for non-paid rent.
