You could do private lending - a loan secured against an asset like real estate - and get the monthly cashflow from it without the overhead of a mortgage, issues with tenants etc.

Cap rate is ~15%, but we want to build a portfolio as we continue learning so we are trying to get our cash back out.Our key issue is that we purchased the home and did the rehab in cash, and we are now struggling to find methods to get our cash back out.

@Ryan Beesley if the properties are rented this shouldn't be that big of an issue.  

I bought a Victorian mansion from a friend who hired the local professional flooring/bathroom company to install the bathroom tile and she had 3/6 bathrooms with large tile crack and have other issues that she had to have them come replace the tile twice in one bathroom.

I would recommend first off handling whatever credit issues or building your credit profile/score. 

If you’re not interested in managing it interview a few property management companies and pick the best to manage it for you so you don’t have to deal with maintenance and tenant issues.

Usually one would think that Tenants are were the liability and issues arise and although there will be issues there, they are all quite simple to handle however, owners can certainly get you in trouble from a liability standpoint.

If it really is a trained service animal, you might not have any issues.

You can identify risky circuits this way if you can anticipate how your tenants will use the electric and take action before there is an issue.

When we purchased this property, it was run down and had major issues to fix and there was an additional .34 acre parcel of land included with the purchase that is located next door.
