Sell Inherited Home or Rent Out?

Hey guys, new here. I'm questioning whether to sell inherited home that is appraised at 465k, with 125k left on mortgage. Should I sell that house, with 320k net gain, then invest in maybe stocks, or should I rent the property out? Mortgage is 3.5%, I could pay it off entirely, but investing that money would get me a higher return. Even CD's are at 5+% right now. Thanks for the tips.
