What made you interested in investing in this type of deal?

I finally have my first deal done and generating income.

I would be like, "Listen, I'm sorry this isn't working out with all this noise, and if this noise is a deal breaker we are ok with you moving out early to find a quieter place." 

Would it be worth it to deal with it not cash flowing for 5 years and then sell it?

Better yet is to buy well so you can pull as much of your own money out as soon as possible to replenish your reserves and have dry powder to put to work for the next deal.

Makes me wonder why more of them aren't making proper efforts to educate themselves on value and instead think that a house selling for say $250K is a great deal because it is much cheaper than houses where they are from.

I started out with a smaller deal to reduce the overall risk just in case since I still wasn't 100% trusting.

After rehab, I plan to refi and get all the $ out, pay everybody back (with some ROI), and hopefully have something left for me to do another deal. 

Hi James, Your best bet is to search Google or BiggerPockets for hard money lenders in your area.However, you can also contact private money lenders directly and shop around for the best price yourself. 

My realtor is worth his weight in gold and works very hard when I have a deal going with him.
