Vikram and others brought up an interesting topic in another thread, and because it was buried pretty deep in there, I wanted to break it out into a new thread.

I recently came across a company recommended by a friend, but my initial contact, whom I connected with via Facebook, is no longer active, raising some concerns.

Me, for example, being transparent, I only have the ability to use a hard money or private lender, but that is about as deep as I can go with my ability to buy right now until I can get my credit score up enough to get qualified for conventional funding too, if that's what I choose to do.

The knife was falling and nobody knew how deep it would go.

Quick question...I am Ohio and connecting with private lenders to assist me in funding my next deal.If the purchase and transaction is with a real estate agent and you have a private lender for your loan, is that considered a "cash" purchase in terms of the real estate contract and telling the seller, or is that still considered financing?
