Received closing credit and a rent credit at closing for possession after closing date (more beneficial for me to close end of 2020).

In certain markets, it does look like tenants have stayed on top or up to date on their rent.

The only way to know what works locally is throw up a bunch of ads and keep track of how many responses you get from each, how many turn into actual leads, how many see the homes, how many fill out apps, how man you approve. 

My mortgage paperwork says that the property needs to be owner occupied for one year after the date of occupancy but I've technically lived there for 9 years (lived there before I purchased it).

Our leases always state that any document signed prior to the date of the current document are null and void.
