Include in the closing papers that the house will be empty and in clean swept condition.

Based on properties in the area rent could be increased to bring in btw. $50,400-60,000 gross annually with some small cosmetic fixes.I've attached some screen shots on the numbers below.  

As long as they leave the property in as good of condition as when they entered, I would extend some grace.

I don't figure to increase to much in the next few years (my 5-10 year plan is to increase to 10 if I find the right deals).

I know it would increase my cashflow with the 30yr loan.

It's 4-bed 2 bath with almost rent ready condition selling for $50K.  

I am looking to put down 25,000 dollars and take out a loan for the remainder (30 years @ 3.7%).The property itself is in great condition.

currently enrolled in jy monk real estate class, was wondering about any websites, books, study guides etc. that i can use to increase my chances of passing the exam.  

Just my personal opinion and others with more knowledge could prove my wrong, but I would say that you should buy if the rental numbers make sense based on current conditions and don't expect much appreciation.
