If you have a reason or story to explain to the underwriter why this next purchase is going to be your primary home, than you will be fine with a 5% down conventional loan (or a FHA loan with 3.5% down if the condo complex is FHA approved).An experienced lender should ask you to type an email telling the underwriter why this is a primary home.

Take it slow for a couple of years, do 1 or 2 deals at a time.If I were in your shoes I'd look at spending around half of this money on a steady cash flow apartment complex or commercial property in an 'A' location with around 50% leverage.

In my experience, apartment complexes are generally slow to respond to requests to verify rental history.

I'd like them to have reputable experience with dealing with fix and flippers, not cost a crazy amount since I'm not going to be doing 50 flips my first year or doing any rentals yet, so it shouldnt be too complex (3-4 is my goal in an LLC), ideally a free consultation but thats not a must.
