Might be a matter of putting boots on the ground to find possible off market deals.

I recommend boots on the ground look-see before you buy if you haven't already seen it.

I guess it will still make sense you have boots on the ground.

FYI I am 100% planning on spending money on some resources eventually (looking at the rookie boot camp right here on BP).

More importantly, you should develop PROCESSES you can use to find "boots on the ground", when inevitably, the ones you start with are no longer viable.

You need reliable boots on the ground - I would try and connect with a local expert in the area that you choose.

I may be wrong, but @Jim K. and @Bruce Woodruff and @Henry Clark and @Jay Heinrichs and many others give a ton of free advice with no expectations of benefiting.I don't know of a good solution to get rid of outdated or bad information, other than to combat it with updated, accurate information. 

OOS investing is very possible and there are many who do well with it but from everything I heard, you NEED to have boots on the ground wherever you invest otherwise it could be more of a headache.
