For instance it maybe as simple as you do not have the right buyers on your list.If investors can be all in into deals for under 20k and be able to cash flow them at 500/ month++ then you are sitting on potential gold mine.Or it maybe that you are in areas where no investor will buy in.You can go to your local REI club and see that other investors are saying about these deals, areas, and numbers.....If you need more help just PM me.Peter

she is the listing agent so we only pay 2.25 Bac to selling agent carry cost are not too bad as we had bank funds so say about 7,500 max for cost of capital.. tax's were low as it was a long time owner.. so say another 2,500 there .. so I am thinking we will have about 400 to 410 in it.. minus sales commission of 12k gets us to about 425k total into it and a NET profit of 125k ish. and she did this one on her own..

I would also look for a lender who will be willing to either take a downpayment of 25% and/or allow the Vendor to carry-back a 10% second ... check to see if the property can meet CMHC requirements for multi-family which will give you access to better rates and a lower downpayment ...
