It's going to be a never-ending stream of issues with this tenant, but perhaps you can take care of the next 2-3 now and save yourself a little time. 

Its a lot of hands on work, and you have to be very very careful with the house you buy. 

You have to be careful, especially if the contractor is not a referral and you "found" them online. 

Our issue is my mother is using Medicaid which is a senior citizen Medical care.
