Small multi-family (2-4 units) buy & hold investment.

Purchase price: $341,900
Cash invested: $136,772

What made you interested in investing in this type of deal?

Immediate positive cash flow

How did you find this deal and how did you negotiate it?

Searching through internet sites

How did you finance this deal?

30 yr fixed rate mortgage

How did you add value to the deal?

New roof, new gutters, new water heater, trimmed back trees that destroyed roof

What was the outcome?

Positive cash flow by increases the rents on the Mo2Mo tenants
