Jack Abbott Are Cleveland area valuations too high?

Values in most of the Cleveland area are still below their previous peak values (circa 2006), and one might argue that even those were not crazy values to begin with (except in a few of the rough inner city neighborhoods, and some parts of East Cleveland).

Its tough enough convincing the owners to sell but to sell below 50% of of market regardless of the condition in order to cash flow is not likely.I'll be moving my small family in to this rehab I'm trying to get but it looks like it will be all flipping/wholesaling moving forward in my area.

Each lender came back with varying deal obligations and as you will see below Commercial Lending is the Wild Wild West: The first didn’t want a second on my primary residence but wanted 30% down and for me to pay for inspections and appraisals on each property (6% on 3 year callable, 20yr).
