I am a huge advocate of owner financing.

LOL, we've had a lot of transformers blow up over the years in this area...

Good job on taking the blows with a positive attitude.

I know some will be shocked if I raised rent at the market rate increase, but some of my good tenants that were ~$200/month under market rent a year ago are not $500 to $600/month under market rent.The ironic part is that I was advocating for extreme rent increases to compensate for the increased risk resulting from the extreme COVID regulations.  

Kinda blows my mind that there are so many creative ways of finding sources of funding and grow my business while helping other investors multiply their wealth as well.

But it was annoying hearing her and my kids complain to me that I’m “blowing” all our $ on real estate.

Though I will always advocate for hard money as a resource, now more than ever is a time to have a robust network of lenders to keep your business in motion as many have gone pencils down.

I'm looking for all the Devil's Advocates out there who can provide me cautionary insight.

That said, I do agree many firms are just out there to spend the money and blow the margins of opportunity, but you should not associate us to what you do not know. 

So playing devils advocate - tell me why I would want to sign a lease with you to allow you to sub-let my property to people on a vacation rental basis.
