I use Proper Insurance, which is generally regarded as having the most comprehensive coverage, but is also higher priced than some.

I would potentially be negotiable on that if there was a good reason they'd need a little longer. 

I live in Northern NJ and the prices here for anything are though the roof. 

Happy to go over all the Pro's and Con's of the home and the current leases that are living within the house.You are probably going to have to list it to get that price.

You should located a Commercial Broker in your area to pull Comps for you to determine your offer price. 

They don't need to know the details regarding mortgage price or other financial details but they will be seeing you around the property.

The majority of STRs you see for sale or those with lacking design and amenities...and there is a reason. 

The seller's asking price is actually in the neighborhood of the sales/asking price of the other comps which is good.

I need to figure out a base operating cost so I can consider this when I assess land purchase price, but I"m finding it very difficult to asses things like insurance, property tax, utilities etc. on something that isn't build yet.
