Commercial loans & Cap Rate for Multifamily

Hi everyone,

I am interested in purchasing my first multi fam (8 units) in Arkansas and looking for some advice. 

1. Im looking for some commercial lenders in Arkansas who do commercial loans. Do any of you have recommendations? 
2. I'm trying to value the property and believe its calculated by NOI/cap rate. My challenge is in finding a cap rate for Arkansas (Fort Smith) multifamily properties. Any recommendations on how to arrive at a cap rate?
