If the unit is occupied more than half the days of a taxpayer/owner’s tax year by a tenant(s) that stays for less than 30 days, it is considered a transient basis rental.

I end up having maybe slightly more involvement than I might have had with the PMs but honestly the PMs were so bad I was having more involvement constantly dealing with their BS.

Based on my reading of IRS Publication 523 (Selling Your Home), it appears that I must report the sale of the original property on Form 8949 and Schedule D, given that I received a 1099-S.
