If you can obtain an unsecured loan however then...Get pre-approved for the loan & submit your offerIf your agent won't submit the offer ask for another agent;  If no one from the office will submit the offer then contact the seller direct or go to another broker

Just a heads-up for those managing your own Adwords account, or those who have agencies managing their Adwords, Google is rolling out a new update that removes the right sidebar ads from the Google results page, and includes up to 4, instead of 3 ads above the fold.

-In terms of mechanics, is it recommended to engage banks early in the process (pre-acquisition phase or during acquisition) to get agreement on an assessed value based on improvements I'm planning, or is it best to wait.. acquire the property, invoke all improvements, then have it assessed?
