I've been walking and driving for dollars in a few neighbouring cities, and identified some addresses I think could be deal prospects.

They really haven't walked the planet in several years.  

We did a walk through and wrote a contract.

I replaced them with LED integrated builder grade fixtures that are a bit more troublesome to walk off with. 

We estimate having about $100k in equity, $72k remaining mortgage ($375/mo) and an estimated value of $170k+, granted, in this insane market.Comps in our area are renting for $1500+ per month (we’re within walking distance of a university and booming downtown area).I feel like we’re in a great position to convert to a rental and leverage our equity but I’m not sure how to approach the conversion of our current home and acquisition of our next.

Some remote investors will just hire someone to walk through the property and take a lot of pictures, then work off of that to estimate repair costs.

Is there someone on this forum who would be willing to walk/talk me through this process, or provide the education that would properly teach me the in and out of wholesaling? 

you will have to walk the line between keeping the tenant "working with you" and just completely shutting down...
