Seems like it is all negotiable - assuming no mortgage and perhaps proposing a couple scenarios and terms to sellers would help them see the picture.  

In this case you would be using a short term loan so once you refi or sell the subject property the person who funded the deal would be completely out of the picture.

Now this is what gets me - I have a a high W2 income, 2 affordable vehicles paid off, house has 50k equity (we didn't see a major run up like most places did, (I'd say a 10-20% increase and around a 10% drop on the maximum sides), invest on the side etc - you get the picture, we budget our money to a T. 

Just starting my journey because I want to be on a path to financial freedom and put in motion some generation wealth for my kids and their kids.Have a good 9-5, some money in the bank, but getting overwhelmed by the financing aspect and all of the different avenues where one can start.

If you are considering a DSCR loan, DONT just look at the rate, look at the whole picture? 

Even looking at some pictures and getting a rough feel for numbers.

Maybe list it with occupied pictures a week or two before they move out and then start showing when they are out?

Once you know what the banks won't/will do, you should have a much better picture on if getting into MF is feasible.
