I’m new to real estate investing and don’t want to make a detrimental mistake early on.

I made many newbie mistakes, the first underestimating the repair the home would need.

Basically, they catch my mistakes before I make them allowing me to learn quickly.

I can only imagine a mistake made perhaps because English is not my tenant's first language and his accent is pretty heavy.Yesterday he calls my manager (H and I live in Germany for his W-2 job) and says "Please have the furnace looked at,  my bill is $150 this month (apartment is under 600 sf),  I can't afford it,  It's been over $100 a month for several months".  

Most make the mistake of finding the deal first and then looking for a buyer.

Try to learn as much as you can and surround yourself with wise people to minimize mistakes, but ultimately you just have to put in the time and effort and do things and learn it.

I have been buying and rehabbing properties now for over ten years and I have made many mistakes, but never really got knocked down.

I don't know if this is your situation or not, but this is a common mistake wholesalers make.

Make no mistake, I will be trying to sell these lots but it seems like they missed a good opportunity to get ag exemptions and profit sharing for the owners.

I've read people saying one of their worst mistakes was buying in a depreciating market. ( I'm assuming they paid full market value) Does it make sense to buy in a depreciating market if the price is 40 cents on the dollar?
