Megan I recently bought a duplex in Richmond, VA and going through somewhat of a nightmare in dealing with existing and inherited tenants. 

We have a 2/2 condo in an attractive area in inland South OC (w-golfing, lake, community pool) we bought 4 years ago for $339k, and it's worth approx. $450k.  

I live in DC now, and haven't bought here because I wouldn't be able to rent my place out for the total costs if I PCS. 

I bought my lease from an attorney, Michael Greenblatt.

Notes can be bought at office depo along with mortgages and or DT's.. and they work fine.only way an attorney would prepare these is if they are really custom or specialized large commercial transactions or when I would do some equity share notes..

We had bought flights to fly back there and work on it, and have a hot tub coming and a game barn ordered and have renters already signed up blah blah blah.

We bought two duplexes last year (March and April).

I most likely would not have bought the house if the home inspector caught all of these issues. 

In April I bought a new GMC Sierra and then a month later I inherited an older sable with low miles on it.

Note: I have bought through auction.com,  Hubzu.com, HomeSearch.com now Xome.com, Williamsauction.com, ebay and other local auctioneers!
