At some point, 2 years later or so, after I showed income on my tax returns and a history, I got added on title and did refinance or sold the properties I did not like.At the same time I cam across other opportunities like owner financing, subject to and banks which owned REOs in bad parts of town and wanted to get rid of them, offering 100% financing.And this strategy still works today.

Usually with HOA or other liens there is an option for the owner to make up the payments in default, plus legal fees, to cure the lien.One strategy would be to contact the owners with these liens (especially if they are a high amount,) and offer to pay the lien, in exchange getting the title ("subject to") and sell the property and split the equity.

This will eliminate the possibility that he brings her in under the radar (do drive-bys frequently IMO).Probably best to just walk away and find a reason to deny, but I can't say that's the best thing to do necessarily.

It doesn't matter how frequently you pay yourself a salary, just that the year-end total is "reasonable".Reasonable does not mean arbitrary.

My advice is trust but verify both, they passed your screening so you are probably stuck with them unless they break the lease but this is one I would probably do more frequent air filter changes on.
