The general public is protected.Also without a more experienced Co-Sponsor on a deal, a 1st timer will have a hard time qualifying for a Fannie Mae Loan which is used a lot on Syndications.There is always risk in this business, nothing is guaranteed.

@Sergio Aguinagathe problem with your account number is that if they ever or not paying the rent and you served in the three-day notice and they don't pay the rent and you're going through the eviction process if they make a deposit of any amount during the eviction process it's voided since you're not allowed to accept any payments after 3 days once you start the eviction process

This is 100% the right answer.For a primary residence, the Fannie "cap" of 10 financed properties does not apply.

It will be much easier if it's month-to-month as you can just give them a notice of termination.If on a year lease you will have to examine the lease and possibly do an eviction for reasons other than non-payment, which is longer and more costly than evictions for non-payment.

It turns out her old landlady in a similar situation had brought out a contractor and made a lot of noise about replacing the whole vinyl window, and finally charged her $70.00 for an entire new screen frame shipped from the window manufacturer.Same landlady who ate my tenant's security deposit and had never heard of giving notice before banging on the door.
