Mindy Jensen BP Money: Kickstart Your FI Plans Through Live In Flipping
12 February 2018 | 20 replies
Loved this episode, always cool to hear how BP employees got their start and what niche they have found.I’ve always thought that ideally you have 3 places in rotation at any given time...1 that you are in year five or six of ownership that you are looking to sell, 1 that you have renovated and lived in for at least 2 years and 1 day (and have a HELOC open), and 1 you just purchased and are fixing up with HELOC from #2.

His claim was it would cut down on unnecessary calls and calls that were the fault of the tenant. There are also (or were more a few years ago) corporate lease back situations where the corporation leasing for transient employees (think travel nurses or visits to Stamford for GE) guaranteed our leases and paid damages on going. We tried this and it actually did work - in SF homes.
Jason Staine Self directed 401k plan

You would need to look at a self-directed IRA type plan for those funds. If you are self-employed with no full time employees, a Solo 401(k) is a great retirement plan with some advantages over the SEP IRA in terms of ability to make higher contributions on less earned income, some powerful Roth features for new contributions and in-plan conversions, and availability of participant loans for emergencies.Wall St firms offer such plans, and even call them "self-directed", but that just means you get to choose from the investments they offer, which will consist of publicly traded stocks, bonds, funds, etc.If you are interested in a self-directed Solo 401(k) capable of being invested in non-traditional assets such as real estate, trust deeds, etc., then you will need to work with a specialty firm that implements and supports such plans.
