Electrical - When they say the electrical is "updated" it could be the electrical panels and any visible wires (attic/basement) but there will almost always be knob and tube in the walls and ceilings of the units.

so you know exactly what to work on and where to put your energy.

Floor joists in the bathroom need to be repaired due to extended water leaks that have caused the joists to rot.It needs a new roof and POSSIBLY some updated electrical work.AGAIN, I stress I will look at the home tomorrow so everything I am sharing is "heresy," which of course the bank would then look at and then consider whether or not it meets their livability standards for the purposes of a loan.

Chalk it up to experience, too messy to spend time, money and energy on it. 

We can exchange the spent CFLs for new ones at our local electric utility company... endless supply of free CFL bulbs!
