Hey Jason,If the goal is to invest full-time, becoming an agent/broker CAN be one of the best options.

Please do note though that if you do that,  Commercial is not like residential where you do not need a broker. 

My broker says he has worked with this lender before but this is my first private money deal so I'm not sure what to expect.

@Julio Fernandez you should meet with a local mortgage broker that will get you pre-aproved for an FHA loan, and then do some market research on a property you can buy that will have a higher rental income then your mortgage payment so the house pays itself off.

if you do it for others you need to be a broker or work under one who will allow it.

these quotes are outrageous.. my mortgage broker estimated my monthly mortgage on a $1200/year insurance policy, so everything isd telling me insurance should not be 2600/year but those are the quotes im receiving, any ideas?

To accept a commission/fee you need to be a real estate broker or licensed re agent working under a broker.
