Consistency is the key, no ad will make things happen for you, simply it’s just daily work, you can do it yourself or outsource it.

@Gus Muller I would say do direct mail if you are able to stay consistent and mail on a monthly basis.

Unless it is consistent negative and inappropriate posts and comments, it would not be fair to hold a silly post or two against a potential tenant ability to be a good match for your property.

I'd be willing to do legwork, tedious activities for the knowledge and experience- continue attending REI events, seminarsObstacles:- very little, to no savings- underwater in home; currently refinancing to MUCH better terms/ costsIn my favor:- decent size 401k- passion to succeed/ fight through hurdles- consistent regular career.

For business most hotels are close to main roads, offer 24 hour cancellation, no cleaning fees, private rooms, breakfast and coffee on site, exercise room, multiple rooms for coworkers if a group is traveling and they have consistency.
