I talk to many that are in the same boat, partner with some, wholesale to some, refer some to others.  

I am big into boating.

@Michael SanchezI"m usually not this direct but from a sailor who made it 10 years on the boat full time I can say - Sell the house, cast off the lines, stay away from marinas and you'll be amazed at how long you can make it on the boat , how rewarding it will be, and how much your stress level will go down not having to worry about real estate owned and all the management headaches.

Money has been flowing to real estate, just look at the shrinking cap rates.I am in the same boat as you Ken. 

I have lots of clients in the same boat- just getting started and trying to make the best possible choices as they move forward.

I cannot comment of the validity of that but I will tell you that once I am comfortable with my local knowledge I will be investing in Indianapolis (wife's family area) and will find myself in the same boat as you.
