Markets that are growing in population, jobs, rents, and income - leveraging both demographic and economic fundamentals - all helpful risk mitigation factors- working with syndicators who've either experienced or witnessed deals go south - syndicators who are savvy enough to be conservative in their projections, set aside reserves, have created realistic sensitivity analyses, have good banking relationships in place - investing with these types of syndicators, with a track record through ups and downs, helps to decrease risk.

I imagine the only other “slam dunk” evictions would be a drug bust in the property or something similar, or if you have a security camera showing clear proof of violations (like an unauthorized “guest” living in unit and coming and going on a daily basis, damage to property, assault…etc).You can call witnesses (typically other tenants or neighbors) but they must show up in court as no “hearsay” is admissible.

We are going to weigh our options but this could be a good way to remedy the situation if we can’t get him to recognize the documents we have are legit I would confirm with the tenant that he understands that he is accusing the prior owner of forging his signature, which might be a federal crime since this is a real estate contract (I'm not 100% confident on that, but it is a crime no matter what).

And if he represents it as such knowing it is not thats mortgage fraud.I cringe whenever I hear "well, its done all the time" which can be true but won't make it right or, as importantly, defensible when things go wrong.LOL, nobody has EVER accused Boston of being an innocent little town and pure as the driven snow!
