Asking how a teen with no money can invest in real estate is like asking if a teen with no money should get married.

Similarly, the median home price in SF Bay area is 37x rent when other metros are selling at ratios in the teens.

The battery one will be replaced, but I am guessing at my cost as I can not prove they did it intentionally, even though they definitely did smoke in the property, and a lot to use up a ten year battery in 5 months.I kind of feel like way back when I was a teen, decades ago, the insurance company would give you $100 to $300 if someone else damaged your vehicle with a big scratch, because it was not worth fixing, there was a consequence, but maybe not now for rentals that get these types of damages.Usually I just do not go after these type of damages, but for these people I will. 

We have had some trouble with one neighbor (an older teen, whose friends like to block our driveways while "waiting" for him, rather than pull into his driveway), but really most people just want to get along with their neighbors (assuming they aren't dealing and causing traffic/crime in the neighborhood -- and lately, don't have Covid, so aren't a risk to elderly neighbors).I suspect, sadly, the attitude you attribute to bankers and other money guys, are somewhat racially motivated, combined with the market you are invested in.

18 years old hungry to get into real estate , any advice ?

Not even Legal to do anything.Maybe that freckled teen in the Church pew will stop this Cold.   

Let a non-profit or government agency know of its availability at no cost.Offer part of a commercial building to a boys and girls club for no cost to make their services to teens and children more available in lower income neighborhoods. 

Doing it yourself may be yields high teens or low 20s if you're good and don't mess up.
