@Ruben Helo Ruben, if your final choice(s) is to invest in areas other than where you live, be certain to do 2 things in relation to the front part of those BRRRR's before going under contracts to purchase: (1) Make sure you have a quality short-term rehab style lender, and that they service the area/city that you are targeting.

If you look at a 2-4 unit at that price range it should cash flow based on the multiple doors.If you are going to spend above $300K you need to look in different amenity areas which offer a good VRBO -STR style rent to cash flow.

Little things to look out for are: cars parked on the grass, the style and age of cars, yards with high and unkept grass, cyclone fenced front yards, houses that need painting, blue tarps on the roof.

I have some ideas of turning several of these into AirBnB's/Vrbos or glamping because they truly cut away all of the BS of any other type of residential/vacation style building when it comes to development.
