@Jack Cottrell You Vacancy & Maintenance percentage are aggressive and may only work for a Class A rental/tenant.If the is a Class B or C rental that will attract Class B or C tenants, you should strongly consider increasing those percentages.NOTE: we deal with a LOT of Class B & C rentals, so we replace "Vacancy" with "Vacancy/Tenant Nonperformance".

I'm attending Brad's R2R seminar here in Dallas next month and I'm strongly considering getting in to the MF arena.

It could offer some benefits if designed properly to avoid a "slumlord" style property with 3x units crammed on one lot.

It all depends how long you've had the relationship and how strong/promising it is.

With its lower price points and strong rental demand, it’s becoming a favorite among BRRRR investors.

This is only happening in areas that have a strong hotel presence, rural areas that rely on cabins or other STR do not have this problem.

So, I'd like to get ahead of the game and start working up a plan and a strong argument for it which I can use when the time comes.
