Even with the best Property Managers Real estate is not PASSIVE that said get into the right syndications with the right sponsors and it can truly be mailbox money. 5️⃣ Fix and Flip Properties:With under $100k, you can take on smaller distressed properties, renovate them, and resell for a profit.

Just don't make the mistake of comparing what someone else profits on a role, to decide whether your compensation is sufficient or not. 

And even if they do, they can change that at a monthly BOD meeting.Plus, since you are going to have to hire out the 1) Property Mgmt, 2) Repairs and maintenance, and 3) cleaning, your profit margin is going to be very slim, particualry in a condo (which will have a much leaner net profit than a basic house.Not trying to be a downer, but I'd suggest looking at another avenue for REI. 

Just keep in mind, the guru will not bail you out in a tough situation, unless there is significant profit in it for them.

Since I renovated it to my preferences, the home was able to command $3,500 rent/month with roughly $1,100/month in profit. 

The price to build is not linear so the bigger the house that can be built the greater the profit per SF.

I had a chat with them on the phone as i was curious about the funding.. but came to the conclusion that the down payment ( the client made to buy) was probably what they paid for the property and the seller carry back note was the profit.. and then the seller carry back note is sold to yet another investor.. who is investing for coupon money.   

It is a good course.Doing PML correctly is a lot of work but can be very profitable if done well.
