With a with a roommate situation what I have learned in the past is that you should  specificalour rental agreement or house rules. no threats or acts of physical violence against other roommates will be tolerated.  

In the past I simply showed the place, with permission, to one or two parties individually in about 30 minutes.

Actual property management is handled by a different person, who managed a few local hotels in the past. I

I do see people paying for points, but not as frequently as in the past. I

In the past I have purchased block homes with termite damage to wood trim.
