The building has 4 students in each unit, 2 per room.I've seen numerous times on this site that many investors want to see $100 per unit per month for their investments.

Even for the most basic of zoning, T3/single family, the lot size minimum always says 5000 sq ft.I've tried emailing and calling the zoning department numerous times and they have never gotten back to me.

I'm sure there are numerous areas that are ripe with opportunities.

I did contact numerous companies today and some that offer backup does not offer other features with the policy or reduced coverage.

We were also able to purchase adjacent blighted properties to expand parking and also control the residents in the adjacent 6 unit apartment building.We are right over 10 years of ownership on this building and have had several movies/tv shows/music videos filmed there due to the retro styling.

The location is great, and it is tucked away nearby a main strip, so easy access to gyms, restaurants, movies etc..  

I have seen from numerous transactions we have done in the past, that some management companies will stick it to California and New York investors with their rates by charging "California" type prices whereas a Midwest investor will be paying a lot lower. 

Keep in mind, my main goal isn't to purchase numerous properties right now.

I am 42 yrs old and after reading Rich Dad Poor Dad and listening to numerous podcasts which include BP, The Real Estate Guys, and some others I feel its time I take action.

So I've asked this on numerous FB groups and have gotten little, to no, response.
