Hello all, I'm a newcomer to the site, as well as real estate in general, and wanted to reach out with thanks in advance and some degree of hope in the opportunity provided here.

@Edison ReisHomeowners are allowed to cultivate up to 4-plant, what Tenants are allowed to do will depend, to some degree, on what amendments / interpretation of the Residential Tenancies Act in your province.We updated our leases over a year ago to add cannabis to our prohibition on cultivation of any crops (food, tobacco, cannabis or commercial) within buildings.  

Do I need a college degree?

I don't know if that's helpful - I did not have a "rock solid" financial position at first - I took a shot on what I believed to be the best odds of success with my house-hack as soon as I thought the odds were in my favor to a significant degree.

@Raul R. hit it right on the money... obtaining the degree that will give you the best opportunity to earn and save is the way to go. 

I only swung a hammer once or twice and my college degree got me good at googling things.

I have actually lost money in my first year but keep in mind it is a tough rental market here and we do not have massive amounts of tourists, especially in February when it is 30 degrees below zero.
