Having someone provide you a mortgage on a property goes into the gray area here but doubt the SEC will come looking for you as long at the Note is secured.Now if your plan is to have multitudes of people invest in the LLC so you startup some big fund to do flips - Then you may want to talk to an SEC lawyer.

That's why many say they are worth more dead than alive.When I was in that business, I did not use the canned spiels promoted by the company (and there were times of conflict, but as they say, production covers a multitude of sins and since I was a high producer, I was given free reighn) but higher limits, when appropriate should be done with a team, your attorney, your accountant and your agent.

My issue with this method is that if a property is dynamically priced, its extremely misleading to just look at their average daily rate (because of seasonality, and a multitude of other factors that these tools take into account).Looking at comparable properties' occupancy however is easy and a great way to gauge demand but without a solid known base price comparison, the occupancy doesn't mean much.

They simply want to make investments and have a portfolio for retirement or a multitude of other reasons (tax shelter) etc.If someone is trading little houses and wanting to make a living at it I can see them wanting to get a license maybe.In Georgia for residential we have GAMLS and FMLS.

If it turns out the owners have died you should be able to find their relatives fairly easily and you can call them.I would not rely on mail for contacting the owner of a vacant property for a multitude of reasons.
