I currently have a full time remote job and full time RV with my wife and two of my kids.

They had a couple of kids together and, against the previous owners' better judgement, they gave in to their best waitresses request to hire the husband.

She would want to have a single parent with 2 kids live with her who has 0 credit (not sure how this is possible) and an eviction due to a bad divorce situation.

College rentals are great, but more time intensive and usually better managed by more experienced landlords because college kids break more stuff and don't know how to work a lot of things.

It's also about scale, if you have under 5, it's not hard remembering stuff... if you have 20, 30, 40+... don't kid yourself, 1 color is the way to go!

Hello,I was on here about 6-7 years ago, but I underestimated where I was in my life (ended up having a couple kids).

Was thinking One Kids Rooms with 2 sets of Bunk Beds (Full on bottom/Twin on Top) because it still seems to be a fun draw to homes (would love thoughts here).

I have two kids under 1.5 years old, work 50-60 hours a week, and I’m in the military part time, so it’s ultimately a lot to keep track of and I want to set myself up for success and not screw myself in the long run. 

If you are house hacking with a family, it's a bit of a different story (if you have kids).

Marketing it as a three bedroom brings in a family with two kids or group of three roommates, and it's way too small for 3-4 people.
