We usually do this by finding properties with under market rents that haven't been raised for many years and then either just raising them with professional leasing or mild renovations.

@Jacobus Rex - With how mild the winter has been so far (generally speaking), this shouldn't be a huge issue. 

Sometimes there is only great recession data, and that recession was pretty mild on some asset classes, versus previous recessions.
