Or maybe you have a policy that you simply don't deal with lockouts and they need to call a locksmith?

Eventually I evicted them, but it cost me a lot in legal fees, sheriff's fees, locksmith, etc.

I always use a lock box for rehabbing, I can change codes if needed, I use the kwickset rekeyable locks on my houses.

Hi-We are starting a rooming house and I'm thinking the combo keyless locks would be way cheaper to change the code between tenants than to re key constantly.

I have seen that some request a key to be mailed or request paperwork allowing for the investor to gain access via a locksmith.

It serves two purposes; first, contractors can let themselves in and second, if the tenants lock themselves out, someone on his team can let them in, charge a lockout fee, and not have to find/bring keys or call a locksmith.

(In short, don't make your own keys or have a locksmith change the locks or you will pay for changing all the locks back to my standard, plus basic fees for new / lost keys.)I also get a check-in condition sheet.  

I thought the Sherrif would go with me today to put her stuff on the curb and re-key the locks.

Can I have a locksmith get me into the house, change the locks, and just start putting items outside since there's nobody in the house during the day?
