I have seen that some request a key to be mailed or request paperwork allowing for the investor to gain access via a locksmith.

It serves two purposes; first, contractors can let themselves in and second, if the tenants lock themselves out, someone on his team can let them in, charge a lockout fee, and not have to find/bring keys or call a locksmith.

(In short, don't make your own keys or have a locksmith change the locks or you will pay for changing all the locks back to my standard, plus basic fees for new / lost keys.)I also get a check-in condition sheet.
