All you need are local vendors you know...with texting and internet, and good tenants.  

Focus on saving, building your credit, and connecting with local investors.

In my experience, success in D-class areas almost always requires being local, extremely hands-on, and self-managing.

They often have different vendors introduce themselves so you can build your team and they often have a local member do a case study on one of their properties to share the ins, outs, ups, and downs of the investment.

The SEC typically stays away from 506c losses because its accredited investors - they will focus on those that hurt the retail investor.

If you have a local appliance store near the rental, go there and talk to them. 

I financed this property using down payment funds from 403B and a local commercial bank.

My suggestions:* Requiring code compliance and safety equipment is absolutely valid and should be part of the regulations* Requiring owners live within 15 miles is not necessary since poor hosts whether they're local or distant will violate the 3-5 warning system and earn a suspension.

Find them at local real estate meetups, but be careful, it's a sketchy business overall.

Networking with Canadians who’ve invested in the U.S. and finding good local agents or property managers will also help a lot.
