Updating kitchens and Bath What was the outcome?

Some things I do to avoid bad situations: screen well, only have properties in good locations where people actually want to live (I find tenants behave better when they know they have a good thing going for them and that they are easily replaceable), set proper expectations, have a rock solid lease, go over it with new tenants to make sure everything is clear and agreed upon, and enforce the lease by issuing a formal notice to pay or quit every single time rent is late by even one day (and charge the late fee), or a formal notice to cure or quit every time there is a lease violation.

I would prioritize the fun parts that are a big drawl (usually the outdoor, pool, landscaping, etc.) as well as kitchen.

. $3K per bedroom, $1700 for kitchen/dining utensils, $300 per bathroom, and another $1000 for miscellaneous (smart lock, modem/router, cameras, board games etc).

@Russell Brazil If I have a basement and it has a kitchen and bathroom down there, is that considered a room or does that fall under ADU? 

Not into prop mgt but full time RE investing/agent work.TN does not have "crazy rules and regulations" not sure where that came up. 

I’m looking for a checklist of everything to buy and do - from installing a smart lock to stocking kitchen basics.

Probably a good solution on a new lawn would be a system of hoses or PVC setup of sprinklers on some kind of timer.

But yeah, you lose a lot of usable space inside; most of the ones I saw had essentially a kitchen/living/dining combo downstairs and a loft with 1 or 2 bedrooms upstairs.

That's at least 10 bathrooms, 10 kitchens with all new plumbing and electrical. probably new hvac too.
