I've attended Cincinnati REIA twice and it's a little content and a lot of hype and a lot of newbies drinking the koolaide and paying the high membership fees.  

And you can be a landlord that gets a very poor return because they haven't utilized their space well by changing the layout.

I thought the point of PML was to get a handsome return without the risk!

I would step back and figure out your exact investment thesis and the returns you are looking for.

Even if you have a higher return in the stock market, you'd be doing it with a lower basis after tax and it will take a long while to recoup from that. 

You can make a good return here in Springfield, just don't buy the really cheap properties. 

They are multiple factors that go into the rate though (such as how high is the loan to value, type of property, credit, to name a few). 

I did some research, the STR is not something I will consider as I am a bit far from the property, and it's just too much hassle. and the return barely meets the threshold if I use the airdna numbers. 

It's hard to say how many properties those agents showed to those prospective tenants without any return—what a waste of time!
