The area by the race track has definitely seen some rapid growth since NASCAR has invested hundreds of millions into that area.

Nashville and its surrounding suburbs are still experiencing rapid growth - and it doesn't look like it will be slowing down anytime soon with companies like Oracle and Amazon moving HQs here.

I would focus on getting that househack first.You can take advantage of a lower downpayment, get a roof over your head, and an investment property all in one.

You're generally seeing a 10% CoC return here and Detroit is rapidly appreciating. 

I shake my head at the 1/4 mile restriction because the idea that you can be prohibited from doing something with your home because one of your neighbors is already doing it doesn't seem right to me.
