I used to be in the local REIA, but I don't enjoy them bringing in the gurus who push their flavors of Koolaid on us, I'd rather meet with people like yourself, learn what you do, you like and help you with your Real Estate needs, as you can I am sure help me.

That way, looking at past posts can be skimmed and identified if I feel the information is worth clicking on it.Happy day, that means that I'm not going to keep repeating posts 500 times to the flavor of the month as we get new folks hitting on the same old stuff that has been hammered away at before, Makes life easier if someone wants my opinion and much easier for me, saving my fingertips.So, thanks for your post as it caused the light to go off to the obvious.

What flavor of IT do you do?

I've noticed that most of the new home owners are from another country for the most part which I think is awesome because it only adds to the NY flavor.

STRs were the flavor of the month over the last few years, so naturally they attract new players.

Househacking you can execute in a number of flavors to optimize your numbers and that is a long convo in itself.

It is just about what flavor of ice cream you love and the occasional bad taste you can stomach from it, keep going, and be happy still.    

Since I am an investor, the 2nd is not worth anything to me and is really a club designed to make the owner far more money.The point is, they all have something they are selling and some flavor of specialty.

@Ann Bellamy - very good point as well about the different flavors of REIA, I'm sure that's true.
