You can entice them to stay at a better rate if they sign for a whole year because you know you'll have them for that lenght of time then as well.

Also you might want to consider cutting them in on the deal for a percentage if the numbers are good in order to make it enticing to them so they'll work with you again.Good luck

If your terms, conditions, rate and collateral position is not usual and customary you can be had for predatory lending practices, you're enticing a non-professional into a lending arrangement. 5-7% on a fixed rate for 20 years is not usual or customary from a private individual.
