Seemed everyone was in the know except me that I needed to have an underground utility line endorsement on my landlord policy.

I also have different endorsments on many of them. 

CA Association of Realtors seems to have the most widely endorsed lease form but they are quite expensive, and for all the other associated forms I would like a lower-cost option.

No professional landlords or state associations would ever endorse this. 

@Tim Swierczek There were 3 FHA 203k loans endorsed last month in MInn/St.Paul area.

@John Kingry Your situation may be resolved by purchasing an additional insured endorsement to your owners policy... not sure where the property is located but around here this would be an ALTA 15.1 / 15.1-06 endorsement. 

Am not endorsing it since I believe in co-op deals, but that's the reality of most brokers.However, there are loyalty issues since the list agent is paid by the seller, so if you don't hire a broker MAKE SURE YOU UNDERSTAND THE PROCESS OF BUYING PROPERTY.
